Choosing Your Sliding Patio Door

A sliding patio door is the largest single piece of glass in most homes, which means it does more for your daylight, and more damage to your heating bill, than any window you own. Norden Seal builds sliding patio doors in Manitoba to handle Prairie winters: multi-chamber vinyl frames, insulated glass with warm-edge spacer technology, and hardware rated for daily use over decades.

Panel configuration comes first. A two-panel door, one fixed and one sliding, is the standard replacement and fits the typical 5 ft or 6 ft rough opening in Prairie homes built from the 1970s onward. A three-panel door puts one or two operating panels across a wider opening, and is the usual choice when a renovation has widened the wall. A four-panel door, with two fixed outer panels and two centre sliders, is the format for great rooms and walkouts where the door is functioning as a wall. Ask your estimator to measure the rough opening rather than the old door. Patio door openings are frequently out of square in older homes, and the measurement determines whether a wider configuration is possible without structural work.

Glass can be plain or divided. Simulated Divided Lites recreate the look of individually glazed panes by bonding contoured mullions to both faces of the glass with a shadow bar between the panes. From the curb it reads as true divided glass, but it cleans as a single sheet and does not compromise the seal. Grills between the glass sit inside the sealed unit in a range of shapes and contours, finished to match your door colour, in woodgrains, or in metallics, and because they are enclosed there is nothing to dust.

Hardware is where security is decided. Our patio doors ship with a choice of grip sets, all with the locking mechanism built in rather than added on. Siena is the standard package, in Black, White or split-finish Black outside and White inside, with a keyed option across the series. Sorrento is a contemporary square D-handle that suits modern interiors. San Remo is supplied with a twin-point lock in seven metallic finishes including Brushed Chrome, Bright Chrome, Satin Nickel, Bright Brass, Antique Brass and Black Nickel, in a slimline grip or an ergonomic D-type pull. Twin-point and multi-point locking matters more on a patio door than on any other opening in the house, because a patio door is the most common forced-entry point in a detached home.

Can you replace a sliding door without replacing the frame? Usually not, and usually you should not want to. Retrofitting new panels into an old frame keeps the failed component: the frame is where air leakage, rot at the sill and racked geometry actually live. Norden Seal replaces the full unit, frame included, and re-flashes the opening. That is the difference between a door that slides easily in year eight and one that has to be shouldered open. The exception is a frame under about ten years old that is still square, dry and thermally broken.

Patio doors are among the highest-impact replacements for household energy use, and they qualify under several programs. Manitoba homeowners can look at the Efficiency Manitoba rebate and the Manitoba Hydro financing loan, and the Canada Greener Homes Loan is available nationally to eligible primary residences. Our rebate tool on this page estimates what your project could qualify for in under a minute. If you want a hinged double door instead of a slider, compare our garden doors; if you are choosing glass or hardware, start with door glass inserts and hardware and options.

Sliding Patio Door Questions

A.

Cost depends on the opening size, the number of panels, the glazing package and whether the opening needs structural work. A standard two-panel replacement into a sound existing opening sits at the low end, and a four-panel unit into a widened opening sits well above it. Norden Seal’s online price calculator gives you a real range in a few clicks, and an in-home estimate confirms it against your actual opening.

A.

Modern ones are. A current ENERGY STAR® certified sliding door with insulated glass, warm-edge spacer and a thermally broken frame performs several times better than a single-glazed aluminium door from the 1970s or 80s. The two numbers to ask for are the U-factor, where lower is better for heat retention, and the solar heat gain coefficient. Norden Seal doors carry NFRC ratings for both.

A.

A sliding patio door has panels that run horizontally on a track, so it needs no swing clearance. A garden door is a hinged double door that swings open like a pair of French doors. Patio doors suit tight decks and furniture-heavy rooms, while garden doors give you a full-width unobstructed opening and a more traditional look. Norden Seal builds both.

A.

Yes, when it is specified for it. Look for a twin-point or multi-point lock rather than a single latch, a lift-resistant panel design, and hardware that is keyed if the door is a secondary entrance. The San Remo series ships with a twin-point lock as standard. Anti-lift blocks and a secondary bar remain sensible additions on any sliding door.

A.

A straightforward like-for-like replacement is typically a single-day job for a two-person crew, including removal, installation, flashing, insulating and interior trim. Openings that need to be resized, re-framed or re-flashed take longer. Your estimator gives you a timeline in writing before work is scheduled.

A.

Our current patio door lines are sliding systems in 2, 3 and 4-panel configurations. If you are searching for a bifold or folding wall system, speak to an estimator about what we can specify. Configuration availability changes with the season and the series.
